Job Leads -

Manager, ROW

Primary Purpose:
Responsible for managing right-of-way, permitting, one call, encroachment review, aerial patrol and vegetation maintenance activities system wide for Field Operations.

Key Accountabilities:
- Assist in activities related to Company acquisitions including due diligence and integration of assets, including property surveys, deed/easement recordings, file transfers, database integration, new employee training, etc.
- Manage land/terminal dispositions.
- Acquire necessary easements, licenses, leases, permits and/or manage and supervise third party contractors engaged to provide such services for the installation of pipeline facilities. When required, perform/manage work associated with: capital projects, operations, maintenance, additions to existing facilities and accommodation of third-party projects.
- Responsible for overseeing the preparation of estimates for right of way and permit acquisition costs and schedules during the preliminary review for proposed capital projects.
- Provide advice and guidance to Field Operations, District Right of Way Agents, Engineering and Construction Services, and third parties on all matters regarding right of way. Assist the District Right of Way Agents with the resolution of escalated right-of-way and permit issues on projects.
- Serve as Company representative to the public including Governmental Officials, State and Municipal Officials, Attorneys, landowners, developers, and outside professional organizations such as the International Right of Way Association and state one-call systems.
- Manage and ensure maintenance renewal of all pipeline right of way agreements, leases, and permit records.
- Oversee land/right of way records organization and retention.
- Manage, budget, and supervise payments for permits, real estate rentals, leases and easements.
- Ensure implementation of the Company’s third-party damage claim process.
- Respond to pipeline emergency situations as Company Spokesperson and “Public Affairs Representative.” Prepare and issue press releases and answers questions from the public, public officials, and the press on the facts surrounding the particular emergency situation. In addition, assist with pipeline emergency response situations as needed to address right of way and permit issues.
- Assist Marketing and Business Development on new business ventures.
- Manage Right of Way and One Call staff and provide guidance to District Right of Way Specialists. Includes establishing company policies and procedures, leading department meetings, providing direction, reviewing agreements, and developing staff, etc.
- Responsible for the overall management and budgeting of the Company Right of Way, One Call, Vegetation Maintenance, Aerial Patrol and Encroachment Review Programs.

Sun Logistics Right of Way Specialist -

Position Summary 

Participates in acquisition due diligence projects, assists Engineering in route determination for pipeline construction & relocation, and evaluates costs of alternative rights of way to provide accurate estimates for AFE's and annual budget. Communicates with Land Developers to protect right of way from excessive encroachment. Travel up to 40% as area or responsibility will include Ohio and Michigan. Negotiates Right of Way Agreements, Fee Properties, Valve Site Agreements, Cathodic Protection Agreements, Pump Station sites, leases, damage claims, work space agreement, and obtains various permits. Acquires appraisals for acquisitions, sales, and rights-of-way purchase or lease. Performs extensive title work, studies and interprets survey and geographic location maps, examines courthouse records and correlates to maps, file research, identifies property conditions that affect rights of way. Educate and inform the general public including property owners, contractors, emergency response personnel, and regulatory agencies about Sunoco Pipeline L.P. and the public's role in safe pipeline operations. Perform other duties as required. (Example - Vegetation Maintenance, Pipeline Integrity Projects, etc.)
